The ERA ® Foster & Bond Leasing & Property Management Department offers easy and affordable programs to help you keep your property rented and maintained. Our goal is to help you maximize the financial returns of your rental property and minimize the hassles that come with it.

Our Marketing Department ensures your property is positioned well in the marketplace and its availability is actively advertised to real estate agents and potential Tenants world-wide. Your agent will coordinate all property showings and once a potential Tenant is identified, the applicant(s) will complete three thorough background checks. Then, working with our property Manager, you receive recommendations for any lease and work towards securing great Tenants.

If you have elected to have ERA ® Foster & Bond professionally manage your property, we will coordinate everything from move-in, repairs, to the day of move-out!

FAQs

ERA Foster & Bond will do all the marketing and advertising of your property, show your property to potential Tenants, have applicants complete all back-ground checks and coordinate lease execution. The total cost to you is one month’s rent, which we will share with any broker who brings us a Tenant.  The cost for property management ranges from 8% to 12% per month.

Rent from your Tenant is due on the first of each month and will be considered late after that day. If we are managing your property, we will electronically deposit your proceeds no later than the fifth of the month.

No!  Our goal is to maximize your financial return and charging an additional commission for a simple lease renewal simply doesn’t make sense, financial or otherwise!

We actively advertise the availability of your property to real estate agents via FMLS which is then syndicated to over 3,000 brokerage websites. We advertise directly to potential Tenants via dozens of websites including realtor.com, Trulia, Zillow, Hotpad, and more! We respond to every inquiry within a matter of minutes.

Every applicant over the age of 18 must complete a credit check, criminal background check, and employment verification. These are done at no cost to the owner. If we are managing your property, we will select Tenants who meet the minimum criteria set out in our Management Agreement. If we are not managing the Property, with the Tenant’s permission, we will share the results of any screen and we will give you our recommendation to accept or reject an applicant. As always, we follow all Federal and State Fair House laws.

If ERA Foster & Bond is managing your property, the Tenant’s security deposit will be held in our Leasing & Property Management Trust Account. Otherwise, the Tenant’s security deposit will be held by a third party that is agreeable to both you and the Tenant.

Tenants have the right to enjoy the Property without interference from any other party. This includes the Landlord and the Property Manager. We have the right to enter the property in the case of an emergency or to perform needed repairs. Our experience is that our Tenants return our managed properties in good condition with minimal damage to the property. Although rarely necessary, we have and will legally pursue a Tenant who substantially damages a property.

We have a team of professional contractors available to take care of major systems and handy men when the repairs are minor. Or we’re happy to use your contractors if you already have someone servicing your home. We respond to all repair requests within 24 hours (unless it is an emergency) and strive to have all repairs completed within 72 hours.

FAIR HOUSING

The Fair Housing Act covers most housing. In some circumstances, the Act exempts owner-occupied buildings with no more than four units, single-family housing sold or rented without the use of a broker, and housing operated by organizations and private clubs that limit occupancy to members.
